We love a good DIY project, here are a few that you can do too!

Besides maintaining your home to keep it clean and appealing there are several fairly easy DIY upgrades most people can do with little instruction that will increase the value and marketability of the home. If you love to DIY and have the time to undertake some of these upgrades, you’ll be well on your way to walking away from your sale with a little more cash at closing. The following list is intended for the weekend warrior however if you experience level is more towards “entry level” google yourself a few YouTube videos on the topic and you may be surprised at just how easy some of these upgrades can be to complete yourself.

Replace or Add a Backsplash

You may be surprised at what a new backsplash can do for your kitchen or bathroom. Costs can vary by the type of material you use, but you can expect to spend between $22 and $41 per square foot to install a backsplash. Ceramic, porcelain and natural stone are more affordable than others. You’ll certainly save money by doing this project yourself.

Replace Outdated Flooring

If you have outdated or worn flooring, it’s likely time to update it with something more durable and chic. Hardwood flooring is the answer if you’re looking for a project with a high return. While you’ll save money doing it yourself, the average cost to install hardwood floors is $2,496. However, this is not a DIY project for beginners. To do this right and maximize your value, you’ll want to do plenty of research, make sure you have the right materials and ensure you complete each step properly.

Refresh with Paint

A simple way to increase the appeal of your home is with a fresh coat of paint. If you're planning on selling your home this year, consider current color trends. The key to a successful paint project is proper planning and preparation.

Loving your Landscaping

When it comes to curb appeal, the biggest factor is likely your landscaping. You don’t need to have a green thumb to spruce up your home’s exterior. Consider planting a few colorful perennials that will return year after year. Or, install walkway pavers to create a beautiful garden path. This is one messy job but you can remove popcorn ceilings yourself fairly easily and quickly. Before you begin, you’ll want to test it for asbestos as this toxic chemical can be extremely harmful to your health.

One way to instantly upgrade and add value to your home is by updating bathroom fixtures. So often, these go unnoticed in an otherwise stunning bathroom. A small investment in a new faucet, mirrors, toilet or shower head can benefit anyone who’s looking to sell their home. After all, bathrooms heavily impact a buyer’s decision. Changing out these fixtures can be done in as little as an afternoon. It’s a great way to change up your look without spending too much money or time on one project.

Install Crown Molding

Crown molding is a beautiful addition to any home and can give it a more upscale look. Though this DIY project is not for beginners. The average cost to install trim is $1,089, but this price can vary based on room size. Crown molding comes in various sizes, so be sure to choose the one that's right for the room. It’s also important that you have the tools necessary to complete the project, as the wood must be measured and cut very accurately.

DIY Light Fixture

Sometimes, all it takes for a room update is to simply change the lighting. This can make an immediate difference in a kitchen, bathroom or hallway. With so many styles of light fixtures available, it may be hard to choose. Statement lighting is trendy right now, along with options that are energy efficient. Keep this in mind as you choose your new light fixture. To replace a light fixture in a room, you’ll need to follow the manufacturer's guidelines. If there’s any new wiring that needs to be installed, it’s best to contact a pro and let them handle it.
